This townhome project sits on approximately 40 acres of land and consists of 150 townhomes. It is located at the northern terminus of Caroline Drive in Wesley Chapel, FL, an area that has been experiencing tremendous growth since the mid 2000’s.
The project took longer than expected due to an unexpected title issue caused by a dispute amongst the heirs in control of the property. We hung in there and after nearly three years we were ready to proceed – which we did flawlessly. Given the growing nature of the market, we decided to create additional density by rezoning the property to allow for townhomes. Doing so naturally created concerns by the neighbors. While the property was legally entitled to the additional units, we certainly wanted to be good neighbors, so we decided to hear what all the stakeholders had to say, including the neighbors, County Staff and County Commissioners and later agreed to provide thirteen voluntary deed restrictions on the property to address compatibility concerns, increased parking, and we even agreed repave a neighborhood road and add a sidewalk, all of which was not required, but we were happy to do, number one because the project budget allowed for it, but also in pursing one of core business philosophies, we wanted to make the project a win-win for everyone involved.
