Handcart Townhomes

Located in an area of the County known as The Village of Pasadena Hills (VOPH), this project sits on approximately 20 acres and is comprised of 144 townhomes. VOPH is a large-scale development planned for approximately 22,000 acres of eastern Pasco County. The award-winning plan allows for nearly 42,000 residential units, over 2.6 million square feet of commercial, and just under 1.3 million square feet of office. Our property was extremely unique in that it was left with only one unit per acre of future entitlements allowing for a maximum of 20 homes on 20 acres. Having frontage on Handcart Road, a future 4 lane arterial road serving the community with a landscaped center median and 12’ and 18’ multiuse paths on either side, it made sense to ask for an increase in density to allow for townhomes. As you can imagine, after over a decade of planning efforts, the County planners were not quite sure how to handle our request. It certainly made sense to them as well, but they had the challenge of dealing with it in the context of just finishing a historic planning effort where the plan didn’t allow for it.

While there were certainly some speed bumps along the way, we were successful in our endeavors to change the future land use along with the zoning in partnership with the County to create the necessary entitlements for our project’s success.

Having completed all the permitting to start construction, we awarded the project to DRB Homes, an award-winning team backed by the DRB Group, a growing, dynamic organization that includes two residential builder brands, a title company, and a residential development services branch providing entitlement, development and construction services. DRB Group’s complete spectrum of services operates in 10 states and 17 metro markets up and down the East Coast.
