This mixed-use project is situated on just over 17 acres and consists of 305 apartments and a 3-acre commercial parcel, allowing for up to 25,000 SF of retail and 40,000 SF of office. It is located at the SEC of US Hwy 41 & Shettle road in Land O’ Lakes. The area is benefiting from tremendous growth being fueled by Pasco County’s and FDOT’s investment of over $300 million in nearby road improvements, including the new interchange at the Suncoast Parkway and Ridge Road Extension and the widening of SR 52 and US 41, all in proximity to the project. In addition to the many thousands of homes planned and underway in the area, Moffitt Cancer Center is constructing a new 775-acre campus. Bigger than Downtown Tampa and located in Pasco County near the new interchange. The multi-year, multiphase campus is approved for 16 million square feet. It will be a magnet for biotech and life sciences enterprises and innovation, bringing together new partners and collaborators. It is expected to create 14,500 new high-paying jobs upon its completion.
