In order to develop this project, we had to navigate and revise approvals that were decades old. The previously approved, and no longer viable site plan, along with an MPUD zoning dating back to 1999 when the original 841 acres master planned community was first approved needed to be amended to permit the development. In addition, we also had to remove the property from a community development district (“CDD”), a special purpose unit of local government created under Florida law, for purposes of financing, constructing, operating and maintaining community-wide infrastructure, and improvements. This was no small undertaking and took unique expertise and lots of perseverance. We were successful in our endeavors and now there is a great new phase of development benefiting the Oakstead community.
Centex homes, a part of PutleGroup, the nations 3rd largest home builder is building 100 townhomes on the northern part of the project, while 7-11 has taken the corner outparcel for the development of their newest store. In addition, we are expecting an 8,150 SF retail building owned and anchored by Fuzzy’s Taco Shop to be built on the easternmost outparcel. We have no doubt everyone will be enjoying many years of success being located on SR 54, one of the the fastest growing and hottest corridors in all of Tampa Bay.
